The DU SU Housing Corporation
What is Housing Corp?
The DUSU Housing Corporation, commonly known as the "Housing Corp", was formed under Section 102 of New York State’s Not-for-Profit Corporation Law. Its mission is to provide the members of Delta Upsilon Syracuse a safe, positive and clean environment conducive to learning and personal growth (the "DU Syracuse Chapter House").
The Housing Corp has applied to be recognized as a tax-exempt social organization pursuant to Section 501(c)(7) of the Internal Revenue Code. Should the application be successful, the Housing Corp will be exempt from federal income taxes. Unlike non-profit organizations such as the Dikaia Foundation, donations or dues paid to the Housing Corp are not tax-deductible.
Where is the DU Syracuse Chapter House?
The DU Syracuse Chapter currently operates at 801 Walnut Avenue in the heart of the Walnut Park Historic District. Built in 1900, 801 Walnut is approximately 7,500 square feet and accommodates 26-29 residents across 14 bedrooms. The house features a large great room, dining area, commercial kitchen staffed daily with a chef, TV room, a spacious basement with laundry room and a dedicated study/chapter room.

Does Housing Corp own 801 Walnut?
No, the Housing Corp rents 801 Walnut from Delta Tau Delta’s alumni housing corporation, Gamma Omicron. The Housing Corp and Gamma enjoy a strong partnership and have recently undertaken many improvements including renovation of the chapter/study room, new flooring, radiator covers and painting throughout, upgraded kitchen equipment, new light fixtures, and most recently installation of a commercial-grade “hotel-style” Wifi system. |
What Are Live-In Requirements and Under-Occupancy/Empty Bed Fees?
Because expenses are largely fixed, balancing the budget requires Rent from at least 26 Live-Ins. To ensure that that number is reached consistently, the Chapter incorporated a 1-year live-in requirement into its by-laws. In addition, for any semester where headcount falls below 26, Housing Corp will split the shortfall across the non-resident undergraduates. Live-ins are exempt from Under-Occupancy/Empty Bed Fees.
What Are Parlor Fees?
Since non-resident brothers frequently use the house (for meals, meetings, studying, social gatherings, etc.) they contribute to the overhead and operating costs of the Housing Corp via a $150 Parlor Fee per semester. Live-in brothers are also exempt from Parlor Fees.
Who are the Directors and Officers of the Housing Corp?
There is an 8-person (all volunteer) Board of Directors for the Housing Corporation:

Refund Policy
Each undergraduate residing in the DU Syracuse Chapter House at 801 Walnut is required to execute a Lease Agreement. Please refer to this document for specifics, but generally in the event of default, tenants are not entitled to refund of any rent or security deposits paid to DUSU Housing Corp.
Privacy Policy/Terms & Conditions
Following execution of a Lease, undergraduate residents are required to sign up for Rentec Account.
